These are ranges, not quotes. A suite that's mostly hard floor lands at the top of its band; mostly carpet lands at the bottom. Heavy soil, a lot of glass, or a full kitchen push it higher. We won't commit to a number without walking the space — anyone who quotes you sight-unseen is guessing, and the guess is usually built to be renegotiated later.

What that works out to monthly

A 3,000 sq ft office at $300 a visit is roughly $1,300 a month cleaned weekly, or $2,600 twice weekly. Most professional offices land on once or twice a week; medical and dental practices usually need more.

What actually drives the number

Floor type, more than square footage

This is the one most people get wrong. Hard floor has to be vacuumed and mopped. Carpet only gets vacuumed. Measured on real jobs, hard flooring runs roughly 1.9× the effort per square foot that carpet does. Two 4,000 sq ft suites can be very different jobs, and any quote that doesn't account for the split is a guess.

Restrooms

Restrooms are the most time-intensive square footage in any office and they don't scale with the size of the space. A 2,000 sq ft suite with three restrooms can take longer than a 3,000 sq ft suite with one.

How the space is used

A quiet professional office with eight people is not the same job as a clinic with patients moving through all day, even at identical square footage. Traffic drives how fast a space gets dirty, which drives both scope and frequency.

Frequency

More frequent service costs more per month but usually less per visit, because the space never gets far from clean. Cleaning once a month is generally worse value than cleaning weekly — each visit is a recovery job.

What a standard clean includes

Floors vacuumed and mopped, restrooms cleaned and restocked, trash removed, surfaces dusted, high-touch points wiped, entry glass cleaned, and the break room or kitchen wiped down.

Scope gets set at the walkthrough and written into the quote, so there's no ambiguity later about what was and wasn't included. Anything outside the standard scope is quoted separately rather than folded into your recurring rate — you shouldn't be paying every visit for something you need twice a year.

How to compare cleaning quotes

Four questions will tell you more than the number itself.

1. Is the scope in writing?

"Full-service office cleaning" means nothing. Ask which tasks happen every visit and which are periodic. A vague scope is what makes a low bid possible, and it's what gets renegotiated three months in.

2. Who physically does the work?

A lot of quotes come from companies that will send whoever is available that night, and the person cleaning your office may change every week. That matters when the job involves keys, alarm codes and after-hours access to your suite.

3. Per visit or per month?

Monthly pricing hides the visit count. Two quotes that look identical can be four visits versus eight. Always convert to a per-visit number before comparing.

4. Are they actually insured?
